Terms of use

Standard version 2026.2. These terms are written to be read, and where something is a limitation we have said so in the same size type as everything else.

1. What this marketplace is

Clear Air Stays lists short-term rental properties that are fragrance-free. We are not the host, we do not own or manage any property, and we are not a party to the stay itself. We operate the standard a property must meet to be listed, the review of the host’s evidence against it, the booking and the money.

2. What being listed means

There are no tiers, levels or badges. A property is on the platform because its host confirmed every requirement in the published standard (version 2026.2) and supplied photographs of the cleaning and laundry products in use, and because someone here read those photographs against the answers before the listing was published. A property that does not meet a requirement is not listed.

Everything else a listing states — an air purifier, no carpet, windows that open, an all-electric kitchen, pet-free, pesticide-free — is an amenity the host has declared. It is a searchable fact about the property, not a requirement of being listed, and it is not independently inspected.

What it is not. Being listed is a statement about a property, not about you. Sensitivity varies between people and over time, and nothing here can promise that you will not react. It also describes a moment: a property can change between the review and your arrival, which is what the guarantee in section 5 is for.

3. Your account

You are responsible for what happens under your account, so keep the password to yourself. If you think somebody else has it, reset it — that signs out every other device immediately.

Everything you tell us about what you react to is yours. It is never shown to a host unless you choose to share it on a specific booking, and it never reaches search results, analytics or any public copy. The privacy notice sets that out in full.

4. Booking, money and cancellation

Prices are in US dollars and are shown as the full amount you will be charged, with every line itemised before you commit — the nightly rate and the host’s cleaning and other fees. Guests are charged no service fee by Clear Air Stays, and Clear Air Stays does not collect or remit lodging or occupancy tax: no tax is added to what you pay here, and where a local tax applies it is the host’s responsibility. There is nothing revealed at the end that was not in the breakdown.

Clear Air Stays is paid by the host: 7.5% of the booking subtotal — the nightly total plus the fees the host charges — is deducted from the host’s payout. It is not added to what a guest pays.

Each host chooses one of four cancellation policies, and the one that applies is shown on the listing before you book and on the trip afterwards. Rather than a policy name, your trip page shows the exact amount a cancellation would return today, computed by the same code the cancellation itself runs.

A refund can never exceed what was actually captured from you. Where a stay was held with a deposit and the balance was never taken, only the deposit is returnable, because only the deposit was ever paid.

5. The Clear Air Guarantee

If a property you have booked is not what the listing said when you arrive, tell us within 12 hours of your check-in time and the booking is refunded in full, regardless of the host’s cancellation policy. Filing a claim also removes the listing from search until it has been reviewed again.

We ask for a sentence about what you found and, if you can, photographs. Neither is a condition of the refund. The refund is issued when you file; the description exists so a reviewer knows where to look, and so that four guests reporting the same lobby become one correction rather than four arguments.

The guarantee covers the property against what the listing said about it — the fragrance-free requirements and the amenities the host declared. It is not general travel insurance: it does not cover a change of plan, weather, or a reaction to something the listing disclosed and you booked anyway.

6. If you are a host

You must verify your identity with a government document before a listing can go to review. Your answers must be true on the day of every arrival, not only on the day you were reviewed. If something material changes — a new tenant with a cat, a switch of cleaning product, a cleaner who brings their own supplies — update the listing before the next guest arrives.

Clear Air Stays deducts 7.5% of the booking subtotal from your payout. Payouts are released 24 hours after check-in.

A listing may be unpublished at any time where the evidence no longer supports what it says, including on a single guarantee claim.

7. Reviews and reports

Reviews are written by guests who completed a stay. We do not edit them for tone and we do not remove one because a host dislikes it. We do remove content that identifies somebody, that is not about the stay, or that a court requires us to.

Anyone can report a listing. A report is a signal to a reviewer, not a takedown: acting on an unverified report by unpublishing would hand competitors a weapon. A guarantee claim, which does unpublish immediately, requires a paid booking on the property.

8. What we are responsible for

We are responsible for operating the standard honestly: for reading a host’s evidence before their listing publishes, for showing you the price you will actually pay, and for honouring the guarantee. We are not responsible for the condition of a property beyond what the listing states, for the conduct of a host or a guest, or for anything arising from a stay that is not a failure of what the listing said.

9. Changes

When the standard changes, existing listings keep the version they were reviewed under until they are reviewed again. When these terms change materially we will say so rather than update the page quietly.
